How pricing works

Every property is different, so every job is quoted. Here is what goes into a price, and how to get a ballpark from a few photos.

What affects the price

Size

Square footage of the rooms, walls or surfaces.

Condition and repairs

Patching, cracks, rotted wood or water damage to fix first.

Height and access

Two-story walls, high ceilings, ladders and tight spaces.

Surfaces and materials

Stucco, block, siding, wood or drywall, and the paint they need.

Scope

Walls only, or ceilings, trim, doors and closets too. Color changes can need extra coats.

Equipment

Rented lifts, pressure washers or extra gear the job calls for.

Occupied or vacant

Furniture to cover or move, and working around people at home.

Schedule

Tight deadlines can mean a bigger crew or longer days.

Get a ballpark from photos

  • A wide photo of each room, or each side of the house
  • Close-ups of any damage: cracks, rot, stains or holes
  • The city, and whether the property is vacant or occupied
  • What to include or leave out, such as ceilings, trim or doors
  • When you need the work finished

Questions we get

How much does it cost to paint a room?

The size of the room, ceiling height, wall condition and whether the ceiling, trim and doors are included set the price. Send a photo of each wall and we reply with a free ballpark.

How much does it cost to paint the outside of a house?

It depends on the size and height of the house, the surface (stucco, block or siding), how much washing and repair it needs, and access around the property. Photos of each side are enough for a ballpark.

How much does pressure washing a driveway or roof cost?

The area, the surface and how heavy the mildew or dirt is make the difference. Roofs also depend on type and pitch. A few photos are usually enough for a ballpark.

How much does stucco or wood rot repair cost?

Repairs are priced by how much material is damaged and what is behind it. Close-up photos help, and the final price is confirmed once we see the area in person.

Is the estimate free?

Yes. We give a ballpark from your photos and description, then confirm the scope and final price with an on-site visit before work starts.

Why can't you give an exact price from photos?

Photos show most of the job, but not everything, such as soft wood behind paint or damage behind stucco. The on-site visit confirms those details so the final price holds.
